This carefully crafted Master Plan creates a combination of real estate options that will allow residents to live, work, recreate and shop all in a comprehensive, sustainable mixed use environment. The four phases of the Master Plan include the following elements:*
New Housing
One of the goals is to provide a variety of housing options, including affordable housing. The Master Plan will create:
- 531 market rate housing units
- 134 affordable housing units
- 64 live-work town-homes**
Retail and Office Space
One of the cornerstones of the Triton-Pilgrim Master Plan is to provide a mixed-use development that allows residents to work from home and have access to groceries and other neighborhood services within a comfortable walking distance. This mixed-use development will include:
- 30,000 square feet of ground floor commercial space
- 289,000 square feet of mid-rise office space
Ped/Bike Paths and Transit
The development will provide residents with smart travel options, including a new bus stop. The project will also improve bicycle and pedestrian access to surrounding destinations as well as provide walkable shopping and working destinations within the new neighborhood.
Parks, Promenades and Open Space
Creating a neighborhood that is connected to surrounding natural areas the Foster City Lagoon is an important element of the Master Plan. In addition, the project will provide places for the community to gather and enjoy recreational activities and public open spaces. Residents will be able to enjoy:
- 2.35-acre central plaza
- 0.5 acres of additional public open space activating the canal frontage
- Improved access to the Foster City Lagoon
* Master plan concepts are in the entitlement phase of development. Final housing, commercial office space and other
specific data will change throughout entitlement.
** The live/work housing product proposed for this site is defined by the City of Foster City as:

access/connections between the live an work areas of the unit; (2)Both the live and work areas of the unit are under one ownership".
